Following is an abstract on few terms and conditions of construction agreement when you sign up a villa project with Earthspace.

1. Earthspace shall construct the Villa as per the specification mentioned and try the utmost possible to handover the possession of the said Villa to the client in 12 months from the date of agreement and should complete all the common amenities and made it available for use provided the entire amount due to the Earthspace from the client is paid as per the payment schedule.

2. The Certificate of the Project Engineer / Consultant of the Earthspace shall be conclusive proof of the completion of the construction of the Villa.

3. Earthspace may make variations and modifications to the building as may be required to be done by the statutory authorities or Engineers appointed by Earthspace and client hereby gives consent for the same.

4. The client hereby agrees and undertakes to affix his or her signature in all papers that may be necessary to be given to the authorities or others for the purpose of completing the work and getting electric connection, water connection etc.

5. Earthspace will not be responsible or liable for any delay in making available Electricity & Water connection etc as these are to be granted by concerned authorities on priority basis. However Earthspace will make every effort for getting the same at an early date.

6. The maintenance and upkeep of the common area and common facilities include the following:
   • Maintenance of the electrical and sanitary lines common to the project
   • Maintenance of the street lights and replacement of the bulbs in street lights and common areas.
   • Payment of electrical and water charges for common services
   • Maintenance of landscaped garden, plantations & related fixtures and all other common amenities.
   • Provision for day/night watchman Maintenance of common buildings and areas.
